Diagnostic Assessment

We inspect the affected areas, map moisture, and collect air and surface samples. Samples go to a third-party accredited lab. You receive a written report with findings, recommended scope of work, and fixed pricing. $399 flat fee. Credited in full toward remediation if you proceed.

Contained Remediation

Full negative-air containment. Dry ice blasting on structural wood — no water, no chemicals, no additional moisture introduction. EPA-registered antimicrobial treatment applied to affected and adjacent zones. HEPA air scrubbing throughout. Written scope signed before any work begins.

Independent Lab Clearance

When we finish, a separate, accredited laboratory — not ZeroSpore — performs post-remediation air and surface sampling. You receive their report directly. If clearance thresholds are not met, we re-treat at no additional cost and commission a new test. We continue until the lab clears the work.

Closeout Documentation Package

You receive a complete file: pre-remediation lab report, signed scope of work, treatment record, post-remediation clearance report from the independent lab, and photographic documentation before and after. Suitable for real estate disclosure, insurance records, or your personal files.

Every remediation job includes post-work air and surface sampling by an accredited third-party lab. They issue the clearance report, not us. This is standard in commercial real estate. It has not been the norm in residential. It is now, with us.

Re-treat commitment — backed by the lab result

If the independent lab report does not meet clearance thresholds, we re-treat the job at no cost and commission new testing. We repeat this until the lab clears it. The standard is defined by a third party. That is the entire point.

Dry ice blasting for structural wood

Dry ice blasting removes mold from framing, joists, and subfloor without adding moisture, chemicals, or abrasion damage. It is more effective on porous surfaces than chemical spray and leaves no secondary residue to remediate.
